Residential Electrical Installation Condition Report in Covent Garden

Why get an electrical safety audit near Leicester Square

An EICR is a formal document that our electrical contractors can produce following a thorough test at your premises in Leicester Square or Covent Garden. It will aim to:

  • Find any damage or wear and tear that may affect safety and report it using special codes, from C1 to C3. Any C1 or C2 codes will mean that your report is deemed ‘unsatisfactory’.
  • Record the results of the inspection to be sure it is safe to use until the next planned inspection.
  • Identify and highlight any parts of the installation that do not meet current electricity regulations
  • Provide an important record of the test to be used for insurance and other purposes.

Our electricians can work around your schedule to minimise any inconvenience. We will take time to understand problems along with clear, cost-effective solutions. All condition reports electrical are completed for a fixed price, with no hidden extras. If we discover that work needs to be completed, we will quote to do this.

Do I need an EICR?

If you have ever wondered if you need an EICR (Electrical Installation Condition Report), the answer is yes. Whether you own your own home or a property, which you rent out, or you are responsible for a non-domestic property, an EICR is always necessary.

Home-owners: Whilst it may not be a legal requirement within owner-occupied homes to have an EICR, home owners should have their electrics tested regularly, to ensure they are safe to use and are functioning correctly. This will minimise the chance of electrical faults, which could lead to electric shocks or fire and even be a risk to life. EICRs are often recommended during the house buying and selling process.

Businesses: Employers are legally responsible for the health and safety of their employees under the Health and Safety at Work Act 1974. They are also required to safeguard staff against the risk of injury sustained from electricity used during work conditions under the Electricity at Work Regulations 1989.

Landlords: Landlords have a duty of care towards their tenants under The Landlords and Tenants Act 1985, and this ensures checking the electrics within their rental properties are safe at the start of a tenancy and maintained throughout. EICRs for both landlords and businesses provide proof that they have met their legal obligations and are often required for insurance purposes.

WC2 landlord electrical safety reports and home buyer electric tests

The Electrical Safety Standards in the Private Rented Sector Regulations 2020 means that landlords must ensure that fixed electrical installations are inspected and tested at least every five years. They must also report the results to tenants.

If you are buying a new property in Covent Garden, it is the buyer’s responsibility to insist on an electric certificate, not sellers. There is no legal obligation to get an EICR completed, but it is important, so you are not left with expensive repairs, and so you know the electrics in your new home are safe to use.
