EICRs in Billericay (CM11): What do they look for?
EICR stands for Electrical Installation Condition Report. Previously referred to as a Periodic Inspection Report or PIR, this is the most common type of electrical test.
During the report, our electricians will carry out tests of all the fixed wire circuits and will identify and look for various things.
- Check and see if any hardware or circuits are overloaded
- Identify adequate earthing and bonding
- Look for wear and tear of switches, sockets and light fittings
- Check for fire hazards and risk of overheating or electric shocks
- Highlight any poor electrical work
- Identify suitability of switch and control gear
- Check the wiring system and condition
Following inspection and testing, you will receive a NICEIC-approved certificate, detailing all test results and itemising any defects found along with any  safety recommendations.
EICR legal requirements surrounding electrical installations in the workplace and rental properties are a key part of compliance with the law.
All businesses need to comply to the Health and Safety Act 1974, the Electricity at Work Regulations 1989 and the IEE Wiring Regulations 17th Edition, including The Landlord and Tenant Act 1985 for Landlords and Lettings Agents. These regulations state that every commercial business or landlord has a legal obligation to carry out regular inspections of their electrical installations.
Brentwood electrical contractors for electrical safety audits
If you are looking for a local electrical safety contractor you might be wondering how regularly you need to check your electrical installation.
For commercial buildings, it is recommended that a commercial condition report is carried out:
- At least every five years or with each change of occupancy for commercial installation
- Every three years for industrial installations
- Every five years for offices shops and laboratories
There are other times when electrical testing should be carried out:
- If you own a property and are preparing the property to be let
- If you are due to sell your property or are purchasing a previously occupied property
This is only a guidelines and the frequency can also depend on a number of other factors, including the age and quality of the installation and how well the equipment has been maintained. If there are problems between inspections, they should always be looked at by a professional electrician as a matter of urgency.
We also offer EICRs in Chessington and Crawley.
