What will my EICR in Mayfair or Soho show?
It is normal that any electrical installation will deteriorate over time and be added to or altered. This can create hazards that may cause a risk to people or property and it is essential to keep a record of any electrical installation and its safety. The Electricity at Work Regulations 1989 states that if your building or premises is used for an industrial, commercial, service or any other non-dwelling or public use then legally you are responsible for keeping the electrical system safe and employees free from the risk of electrical faults. An EICR provides proof that you fulfilled your obligations.
An EICR will:
- Highlight any immediate dangerous conditions
- Show if any electrical circuits or equipment is overloaded
- Highlight the lack of protective earthing and bonding
- Identify any potential fire or electric shock hazards
- Show a circuit schedule
- The condition of sockets, light fittings and switches
- The suitability and functionality of switch and control gear
- The testing of Residual Current Devices (RCD); these provide additional protection for sockets, lighting and cables concealed within the walls
- Any additions of alterations that could lead to problematic wiring
An electrical installation should be tested at a maximum period of every:
- 10 years or change of occupancy for a domestic property
- 5 years for commercial properties, including offices, shops, schools and hospitals
- 3 years for industrial sectors
- 1 year for special locations such as swimming pools
Other circumstances when an EICR should be carried out includes when a property is being prepared to be let out or before the sale of a property or when purchasing a property.
Landlord reports and electrical safety certificates in Mayfair
The Landlords and Tenants Act 1985 states that the electrical installation within a rented property is:
- Safe when the tenancy begins
- Maintained in a safe condition throughout the tenancy
This is the responsibility of the landlord and not the tenant. The best way to prove an electrical installation is safe is to complete an EICR every five years or with each change of tenancy. If there was a problem and a tenant was hurt due to the electrical installation and there was not a valid report, the landlord would be held responsible and could face huge legal costs and even imprisonment.
